Five bedrooms, Master bedroom with en-suite, each with entertainment centres and furnished to a very high standard by our designers. three luxury bathrooms, the large open planned kitchen comes complete with everything you need to enjoy the family meals together including a breakfast bar. the two dining areas benifits from classic six placed dining suite in each area Luxury, extended decking, private south-facing pool with safety fence for toddlers. The surrounding patio is furnished with table, chairs, and sun loungers; also netting covers the whole pool and lanai area for insect-free relaxation! Being sun worshippers ourselves we have extended the pool decking to the maximum to ensure ample room for all guests to enjoy the sun and pool and views beyond without feeling enclosed.

This prestigious resort is a gated community with 24-hour manned security. Being only 30 minutes from Orlando International Airport and 15 minutes from Disney World and most other Disney complexes, this is the perfect family vacation home and we would like to share it with you and your family.

Reservation PolicyPrice includes reasonable use of utilities but NOT pool heating, hot tub/spa heating, flights, car hire, holiday insurance etc. Prices are subject to currency fluctuations and government action
You are required to pay us a Non-Refundable Deposit of £200/ $360 or 20% which ever is the greaterper booking, with the outstanding balance due 8 weeks before the arrival Date. If you book any of our homes less than 8 weeks before arrival date the full balance will be due immediately.
Cancellation must be in writing by the party leader. In the event of cancellation, the following charges apply: 10 weeks or more prior to rental period - loss of deposit only, less than 10 weeks - 100% Rental Charge. For most reasons beyond your control cancellations will be covered by your Travel insurance
A refundable security deposit of £200/$300 must be paid along with your final balance by you regardless of the length of your stay. This is to guard against any possible damage / loss / excessive cleaning to the property that is incurred during your rental period
Animals/pets are strictly not permitted (Unless approved by villa owner). If a pet has been in a home, there will be an automatic charge at the owner’s discretion, to cover the cost of professionally cleaning all carpets and upholstery and to call in a pest control agency.
In the unlikely event that due to circumstances beyond our control we need to make changes or cancel your booking,We will inform you as soon as possible,We reserv the right to cancell any bookings at any time,and will only be held liable to refund monies already paid by you the client
In case of '''' force majeaure'''' your booking may need to be terminated prior to the sheduled conclusion of your booking,This is unlikey to occur,Although if the situation arises we will not be able to offer refunds,Your Travel Insurance may cover you for these events
The owners/agents cannot accept any responsibility for any loss or damage to your property, or for death, any injury sustained by any member of the party, howsoever caused.
Do not allow unsupervised children to use the pool, spa, garage or any such areas. Items such as clothes, toys etc. must not be left in the spa.
Disney4Villas wll not warrant or accept responsibility for any misrepresentation provided by the villa owner.
The pool Safety fence must be kept erected at all times for the safety of children.
The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons
If you have requested pool heating, the temperature is subject to prevailing weather conditions, etc. The pool covers must be used to retain the heat when the pool is not in use and this is the responsibility of the guest at the time.
Failure to use the spa or pool covers may result in additional charges.
All doors and windows must be closed and any security alarm at the property must be set whenever you are not in the property. Guests are responsible for closing all doors and windows and for setting the security alarm.
The owners or agents will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical/weather, problems with transport, aircraft grounding, closure of airports
We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date
YOU ARE AGAIN REMINDED OF THE ADVISABILITY OF TAKING OUT ADEQUATE TRAVEL INSURANCE FOR ALL MEMBERS OF YOUR PARTY.
Check - in time after 4:00pm on arrival date.
Check - out time before 11:00am on departure date. Failure to vacate the property by this time will result in additional charges
Guests will not be allowed to add extra people to the villa than was agreed at the time of booking, without prior arrangement with the owners. An extra $16 (£10) per extra person per night is chargeable at our discretion
Extra cleaning above the norm will incur extra charges. Any persons using a BBQ must properly clean the equipment after use, as there will be an extra charge of $50 for failure to do so.
Guests using our homes are responsible for all damage and missing inventory items or loss occurring during their stay and the cost of repair/replacement - please note that guest liability in this respect is not limited to the security deposit amount
It is important that guests thoroughly check our homes on arrival and report any problems or deficiencies to the management company within 24 hours of arrival.
If you intend to use any of our BBQ‘s and you find that the gas is running empty it is your responsibility to have the cylinder changed, which can be done by contacting the management company.
Please note that, as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The villas are treated periodically as part of a pest and termite control programme, and are professionally cleaned.
Disney4Villas/ Villa owners do not accept liability for any injury, Damage or Loss sustained any Member of your party or by any persons Entering the Home During your rental period.
Smoking is not allowed. If you smoke you are advised to do so outside.
The management company/agents reserves the right to remove occupiers from the premises (without refund) for breaching of the booking conditions
